A properly designed home will take many things into consideration. These include:

Sight Lines

  • Sight lines can make a small home feel larger.
  • Good sight lines take in the best features of the home, but obstruct sight lines with walls and narrow hallways can make even the largest homes feel claustrophobic.

Space Planning

  • Avoid the master suite near media rooms, game rooms, and family rooms.
  • Keep kitchens near formal dining and family rooms.
  • Consider an eat-in kitchen that includes a dining area.
  • Keep kitchen and family room open to each other.
  • Keep the kids close with adjacent bedrooms.
  • Place washer and dryer conveniently with children’s rooms whenever possible.

Traffic Patterns

  • Eliminate hallways. Hallways waste valuable space. Use rooms instead of hallways to make the home feel larger. Hallways also interfere with sight lines.
  • Allow for multiple approaches to the kitchen for good circulation.
  • Think about how well your furniture fits. For instance, will the family room accommodate your oversized sectional? Is there a spot for that flat-screen TV? Is there wall space for your king-size bed? Does your billiard table fit in the game room?

Windows and Natural Light

  • Never underestimate the impact of well-placed, properly scaled, perfectly oriented windows. Windows can make your home seem larger. Additionally, large windows make dining rooms more appetizing, and well-placed windows can help expand a family room.
  • Natural light from windows can affect your mood. For instance, brighten the kitchen with an unexpected accent window. Also, master bathrooms come alive with translucent windows.

New Home Construction

Upon completion of the design process, we will then secure the various permits, finalize plans, distribute blueprints to the subcontractors, and order materials. Soon after that, construction will begin and the following is what to expect over the next few months:

Stage 1: Foundation

This is when the home site is prepared, foundation forms are set, in-slab plumbing is installed, and the concrete is poured and cured. This is the point when many people wonder if their home will be large enough. Seeing the foundation without walls can be very deceiving.

Stage 2: Framing

You will be surprised with how quickly the framing process is completed. One day there’s nothing but slab. A few days later you drive by and there’s a house there – well, at least the framework of one, with exterior and interior walls, as well as the roof. This is when you get your first true sense of your home’s size and shape.

Stage 3: Roofing

This is when the structure becomes “weatherproof.” We install decking, flashing and shingles. We also install the windows and wrap the exterior walls with sheathing.

Stage 4: Drywall Prep

All electrical wiring, outlets and breaker boxes are installed. Air conditioning and heating equipment is in place, as well as plumbing. This is also when municipal inspections are completed.

Stage 5: Drywall and Exterior Finish

After electrical, plumbing, HVAC, inspections and insulation, exterior and interior wall surfaces are covered and finished. This is when your home begins to resemble its final form. Brick, stucco, siding, and/or stone goes up on the outside. Drywall is installed and texture is applied inside.

Stage 6: Wood Trim and Doors

Once the drywall is complete and the texture has cured, the finish carpenters arrive to install all the interior doors and molding, as well as any staircase railings and balusters.

Stage 7: Cabinets, Countertops, and Paint

Kitchen and bathroom cabinets are installed. Countertops are set in place and the entire interior has been primed and painted.

Stage 8: Fixtures and Flooring

Once the paint is dry your plumbing and light fixtures come in. This is also when carpeting, tile and wood flooring is installed.

Stage 9: Homeowner Acceptance

This is when we will introduce you to your new home, pointing out all its unique features and systems. Together we will perform a thorough inspection of your entire home to assure that it meets our high construction standards. You will be given the keys to your brand new home. Congratulations!
